It´s been definitly built in the southern half of Germany.

To be more precise: it´s been built in Bavaria.

No, but you´re very, very close - geographically...
It´s from the second biggest town in Bavaria.

I assume the car is from around 1923, 1924, when Ludwig Maurer of Maurer-Union and Maurer motorcycle fame build a small car with a two cylinder two stroke engine.

Yes, this is enough to award you a point!

Between 1923 and 1924 Maurer made an attempt to enter the automotive world again with this cute little car "Typ 3/10 Kleinauto" prototype - but it never made it into production.

I made some other researches, and I found that this little car built by Maurer in 1923 (perhaps just two cars), had a 2 cilinders flat, two stroke engine, 2,6 cv, and chain transmission to rear axle.
Ludwig Maurer took parts also in another firm, the Maurer-Union between 1900 and 1910, and some of his little cars, were built in Great Britain under licence by Dougill of Leeds.
